Downtown towers, island custom homes, and the communities east of I-75
Sarasota is the cultural capital of the Gulf Coast: the bayfront, the arts district, a restaurant scene that keeps getting better, and Siesta Key sand a causeway away. But its new construction market works completely differently from Lakewood Ranch or Parrish. As of a late August 2026 MLS pull, 127 Sarasota communities and projects had active new construction, and most of them are not master-planned villages. They are downtown condo towers, boutique infill projects, island custom builds, and a short list of gated communities east of I-75.
The structural difference that saves you money: 112 of those 127 carry no CDD at all. In Sarasota the numbers to interrogate are HOA and condo fees, insurance, and flood zone, and those vary far more here than anywhere else Nico covers.
Skye Ranch is Sarasota's one true master-planned community: Taylor Morrison townhomes from about $259K, Cassia and Esplanade neighborhoods to $1.3M, resort amenities, and the county's rare CDD (up to about $4,400 a year). Around it: Grand Park, Gracewater, Hawkstone, and Lakeview Crossing, mostly gated, several with no CDD.
The tower lane: The Gallery from the $800Ks, Villa Ballada and 1000 Boulevard of the Arts in the seven figures, One Park Residences from $2.7M, and the Ritz-Carlton Residences on Sarasota Bay from about $4.2M, with a Waldorf Astoria on the way. No CDDs here, but condo fees and reserves do the talking.
Bird Key, Lido, Siesta Key, and the south end of Longboat: teardown and custom territory, roughly $3M to $19M, where the value is the land and the water behind it. Flood zone, elevation certificates, and insurance are the entire ballgame in this lane.
Yes, they exist in Sarasota: The Towns at Skye Ranch from about $259K, Gardens at Bay Street from about $297K with no CDD, Oasis at Longwood Run from about $325K with no CDD. Small windows that close fast, which is why they rarely make it to the portals before they are gone.
In Lakewood Ranch and Parrish the line item to check is the CDD. In Sarasota it usually is not: 112 of the 127 actively selling communities have none. What replaces it depends on the lane. In the towers it is the condo fee, which covers the building, amenities, reserves, and part of the insurance stack, and which deserves a hard look at the association's budget and reserve study, especially under Florida's newer condo laws. On the islands it is insurance and flood elevation. East of I-75 it is a normal HOA, typically $100 to $450 a month depending on amenities and maintenance level.

Lifestyle and fee tolerance. The towers put the bayfront and the restaurant scene at your elevator door, with real monthly condo fees attached. The communities trade walkability for space, newer construction, and lower carry. The townhome and sub-$400K single family pockets named above, and selectively the resale side of gated communities where sellers compete with builder inventory. If your budget is under $300K for single family, the honest answer is usually the Parrish corridor, and Nico will tell you that straight.
Complexity. Every lane has a different cost structure, and the difference between a good buy and a regret is usually in the association documents, the reserve study, or the flood file, not the listing photos. Bring someone who reads those for a living.
