Two Cities, Two Different Buys

Bradenton and Palmetto face each other across the Manatee River, and they solve two different problems. Bradenton is the established side: real neighborhoods, the beaches of Anna Maria Island twenty minutes west, and a new construction market that is mostly infill and boutique, which is why 24 of its 32 actively selling communities carry no CDD. Palmetto is the emerging side: the foot of the Skyway bridge, where new master-planned communities are turning the US 41 corridor into the closest affordable new construction to St Petersburg and Tampa.

Between them, as of a late August 2026 MLS pull, 51 communities were actively selling new homes, from a $284K starter in Palmetto to $11M Gulf front near Anna Maria. Few areas anywhere pack that spread into one river mouth.

The Flagships

Seaflower in west Bradenton (M/I, David Weekley, Pulte; about $400K to $1.7M) is the coastal lifestyle brand, minutes from the beaches. Coasterra in Palmetto (Taylor Morrison Esplanade and Palms, Meritage, M/I, David Weekley, Cardel; roughly $329K to $836K) is the new bayfront-adjacent master plan drawing the commuter crowd.

The Value Entry Points

Palmetto: Southpointe from the mid $280Ks, Curiosity Creek from the low $290Ks, Sanderling with no CDD from about $313K. Bradenton: Braden Pointe and Reserve at River Hayes from around $300K to $325K, both no CDD. This corridor is the last place this close to Tampa Bay where new single family starts under $300K.

No CDD, Move Up & Coastal

Bradenton's specialty: Watercolor Place, Eastlyn, and Hillwood Preserve with no CDD in the $370Ks to $800Ks, Tideline (Neal Communities) at $1.6M with none either, and Aqua Lagoon's lagoon-front townhomes. Palma Sola Grande brings gated luxury west of 75 from about $1.2M.

The Island Custom Market

Anna Maria Island, Holmes Beach, and the Cortez corridor: boutique and custom builds roughly $3M to $5.5M, with trophy Gulf front to $11M. Old Florida beach town character with strict, city-by-city rental rules, so investor math needs local diligence first.

The Fee Question

CDD Fees: The River Splits Them

The two banks read completely differently. Bradenton, being mostly infill and established, has no CDD in 24 of its 32 actively selling communities. Palmetto flips: 15 of 19 carry one, typically between roughly $1,600 and $3,500 a year, because its growth is brand new master-planned development. And the usual trade shows up here too: Mandarin Grove pairs a $2,754 CDD with an $19 a month HOA, while communities like Southpointe carry a smaller CDD but a $230 monthly HOA.

Beach-first buyers usually lean Seaflower: west Bradenton, coastal branding, twenty minutes to Anna Maria sand. Bradenton is more established across the board: schools, retail, dining, the riverwalk, and IMG Academy. What is the catch?
